You are the eyes on the ground. Your field package goes to a licensed Environmental Professional — a PG or PE who performs the full analysis, writes the report, and signs it. You never write conclusions or offer opinions on findings.

  • Review the assignment checklist, confirm access, and arrive at the scheduled time
  • Walk and document the perimeter of the subject property first, photographing every side
  • If a building is present, photograph the exterior of the subject buildings systematically
  • Then work through the accessible interior areas and the visible conditions on the checklist
  • Document the adjoining properties last, in all four directions from the boundary
  • Upload the photos and complete the photo log and descriptions with SiteSnap360
  • Update the assigned figures with SnapMap and submit everything within 24 hours

What You Do on Every Assignment

Follow the same organized sequence at every property so the licensed Environmental Professional receives a complete, review-ready field package.

  1. Confirm the assignment

Review the property address, scheduled access, assignment checklist, and on-site contact before traveling.

  2. Start at the perimeter

Walk and document the perimeter of the subject property first, photographing every side of the property.

  3. Document the building exterior

If buildings are present, work around each exterior in an organized sequence and capture entrances, utility areas, and visible site conditions.

  4. Work through the interior

Photograph accessible interior areas systematically and document only conditions and equipment that are actually visible.

  5. Document the adjoining properties

Only after the subject property is complete, photograph the adjoining properties in the north, south, east, and west directions.

  6. Upload photos and complete the photo log

Upload the photos and complete the photo log and descriptions with SiteSnap360.

  7. Update the assigned figures

Update the assigned figures with SnapMap and submit everything within 24 hours.

Field EP Questions, Answered

What does a Field EP do?

A Field EP performs the on-site portion of a Phase I ESA as a 1099 gig worker. You travel to the subject property and walk the entire exterior boundary, photographing as you go. If there is a building, you photograph its exterior walking in a clockwise manner, then the interior — the whole building for a warehouse, or 10% of the units for an apartment complex or office building. Along the way you document anything environmental you see: hazardous chemicals, stored oil or petroleum products, and similar observations. You then document each adjoining property — photograph it, note its address, and record its current use. When you get home, you upload your photos, complete the photograph log with descriptions, and update the assigned figures. Once your package is accepted, you get paid — with a $50 bonus when you finish within 24 hours of the site visit. A licensed Environmental Professional reviews your work, writes the conclusions, and signs the report.

How much does an assignment pay?

Fast Phase I pays $400 per completed site visit assignment once your field package is accepted, plus a $50 bonus when you submit the package within 24 hours — $450 total. That covers the site visit, all required photographs, the completed photograph log, and the assigned figures.

When and how do I get paid?

You complete a W-9 when you onboard and are paid by direct deposit as a 1099-NEC independent contractor. Payout is released promptly after your photographs, photograph log, and figures are reviewed and accepted — no invoicing, no chasing checks.

How do I sign up?

Create a Field EP account, complete your W-9 and direct deposit details, and set the coverage area you can serve by radius or state. Once approved, assignments in your coverage area are dispatched to you and you accept the ones that fit your schedule.

Do I have to be licensed to do the site visit?

No license is required. Field EPs collect and organize field documentation — they do not make environmental conclusions or sign the Phase I ESA. What matters is dependability, professional conduct, careful photography, and the ability to follow a checklist.

Does experience as a building or commercial real estate inspector help?

Yes — it is a strong advantage. Building inspectors, commercial property condition inspectors, home inspectors, appraisers, surveyors, and GPS/GIS field operators already walk sites methodically, work from checklists, and document conditions with photographs. That is exactly the skill set a Phase I ESA site visit needs, and it is who we are hiring first.

What does a typical site visit involve?

Arrive at the scheduled time and walk the entire exterior boundary of the subject property, photographing as you go. If a building is present, photograph its exterior in a clockwise loop, then the interior — the entire warehouse for an industrial building, or 10% of the units for an apartment complex or office. Document anything environmental: hazardous chemicals, oil or petroleum storage, and similar findings. Finish on-site by photographing each adjoining property and noting its address and current use. Then go home, upload the photographs, complete the photograph log captions, and finish the assigned figures.

How long do I have to complete the work?

The site visit itself is typically completed in a single trip. All deliverables — photographs, captions, the photograph log, and figures — must be submitted within 24 hours of the site visit. Fast, complete turnarounds are how you stay at the top of the dispatch list.

What equipment do I need?

A reliable vehicle, a smartphone with a good camera, and a computer with internet access for uploading photographs and completing the deliverables. The platform provides the assignment checklist and proprietary tools that do the heavy lifting: SiteSnap360™ which creates your photolog and SnapMap™ which creates your figures.

Do I have to write the Phase I ESA report?

No. You complete the site visit, photograph log, and assigned figures. The licensed Environmental Professional evaluates the information, writes the report, and signs it.

How are assignments offered, and can I choose which ones I take?

Assignments inside your coverage area are dispatched to you with the property address, scheduled access window, and checklist up front. You accept only what fits your schedule — but once accepted, you own the scheduled visit and the 24-hour deliverable deadline.

Will I meet anyone at the property?

Sometimes. Depending on access, you may meet a client, owner, broker, or property representative. You must arrive on time, look professional, and represent Fast Phase I courteously in a subcontractor capacity.
